A commercial site is not run like a residential one
In commercial work the constraint is rarely technical. It is logistical. There is a lease ending on a fixed date, neighbours who stay open, a property manager who sets the working windows, a service elevator to book and a shared loading dock. Our job is as much about organising that machinery as it is about demolition, so nobody around the site has to live through it.

What drives the price
In commercial work, two units of the same size can cost very differently. Here is what actually weighs on the quote.
- Imposed working hoursNight and weekend work costs more than day work, but it saves neighbouring tenants from losing trading days.
- Floor level and removal routeA twelfth floor plate emptied through a single service elevator takes far more labour than a ground floor unit with a dock.
- Density of installationsA commercial kitchen or a laboratory holds far more equipment per square foot than an open office floor.
- Level of containmentIf the building stays occupied, you need sealed hoarding, negative pressure and dust and noise control.
- Hazardous materialsAsbestos in tile adhesives, joint compounds and pipe insulation. Common in commercial buildings from before 1990.

In the large majority of cases, yes. We build sealed containment hoarding, put the work zone under negative pressure with filtration, and schedule debris removal outside peak hours.
Yes. We supply insurance certificates, CNESST proof, the site plan and the schedule that management requires, and we book service elevators and docks with them.
Three to five days for a 1000 to 2000 square foot unit, one to three weeks for a full office floor. A positive asbestos test adds one to two weeks for analysis and contained removal.
Yes, that is a large part of our volume. We fit into the project manager's schedule, provide daily photo reporting and coordinate with the other trades.
We dismantle rather than destroy it when you want to keep or resell it. Hoods, walk in coolers, light fixtures and glass partitions can be taken down, protected and stored to your instructions.
